The Beaverhead River Meadows Ranch enjoys an enviable location on the banks of the Beaverhead River in the heart of Southwestern Montana. The ranch enjoys easy access to Dillon, while at the same time providing the owner with unsurpassed privacy. Beaverhead County is best known for two things; Ranching and Recreation! This prime location offers the best of these two worlds. The fertile river bottom soil provides an excellent base for alfalfa and other productive crops. The cottonwood lined riparian areas that grace the banks of the river are teeming with all types of wildlife. The area surrounding the ranch is comprised mainly of family owned and operated cattle ranches. These proprietors take great pride in their work as well as in their land.

Access:

Access to the ranch is provided via Carrigan Lane. This quiet county road traverses the eastern boundary of the ranch. It is paved and is maintained by Beaverhead County. The main entrance for the ranch is marked by a very distinctive log archway. From here the paved driveway takes you through the east portion of the ranch to the secluded main estate. As you arrive at the house you are greeted by a custom entry gate that says unmistakably "welcome home." Dillon is just 4+/- short miles away offering every amenity. If you choose to fly, the local airport is less that 10 miles from the property, and provides small aircraft services.

Acreage:

The ranch is comprised of separate lots making this a strong candidate for the new owner to consider placing a Conservation Easement on the property. The bulk of the land is considered high-producing cropland and is irrigated by three center pivots. The balance is subirrigated pasture found along the river corridor. The cropland is currently seeded to alfalfa which yields more than 4 ton of high protein forage each year.

Acreage Breakdown:

182+/- acres Irrigated Cropland

4+/- acres Owner's Compound

105+/- acres Grazing and Riparian area

291+/- Total Deeded Acres

Ranch Description:

The Beaverhead River Meadows Ranch is not just a show place for its current owners, its a working cattle ranch that pulls it own weight. With 182+/- acres of hay base under three state of the art Zimmatic center pivots, the property is an intensely run farm operation by summer and sheltered calving ground by winter. It is well suited for all aspects of modern ranching. While the owners like to see a good bottom line each year this has not done at the expense of the land or area wildlife. They have always been committed to protecting and enhancing the native wildlife. The operation also carries on the area tradition of family ranching with the owner's family working the ranch with him. In 2005 the ranch put up 1,210 round bales off of the 182+/- acres of irrigated land. All water rights appurtenant to the property will transfer at closing

Owner's Residence:

The owner's compound features 2100+/- SF log home built in 1994, a 24' x 30' two car detached garage, and a 54' x 54' shop/storage barn built in 2003.

The custom log home is a must see with attention to detail at every turn. Cedar ceilings and exposed beams lend an air of country comfort to the home. The living room/kitchen combination features a pantry, wood burning stove, and granite counter tops. A moose horn chandelier and Mule and Whitetail Deer sconces illuminate the kitchen, living room, and dining area. Oak hardwood floors run throughout these rooms and hallway.

The master suite has new carpet and paint, a walk in closet and an oversized door leading to the deck and spa. The master bath has natural pine cabinets, tile and carpet, double sinks and Corean counter tops and shower surround. The main bath embraces the comfort of the old west by featuring a cast iron tub. The room is completed with natural pine cabinets, large mirrors, and Corean countertops and tub surround.

The home also features two additional bedrooms. The first is 15' x 14' and has three windows to provide an abundance of light. The second bedroom has built in cabinets and two phone lines, providing the ability to do double duty as a home office. The large laundry room has an exterior entrance, washer, dryer, utility sink and natural pine cabinets.

Surrounding the house on three sides is a 1,560+/- SF covered concrete porch with log hand rails and stone facing. The grounds surrounding the house are immaculately landscaped with mature trees and an electronically controlled underground sprinkler system. Gracing the front yard is a seven sided stone and glass gazebo that encases an outdoor fireplace.

The entrance to the farmstead is marked by a set of distinctively light hand wrought iron gates. A well maintained paved driveway leads up to a concrete apron that serves the house and two car detached garage. Set back from the house is a newly constructed 54' x 54' shop. This recreation lover's dream shop contains an oversized bay for RV and trailer storage. The second bay is currently used for auto parking and a hunting/fishing room with built in cabinets. The third bay is a 15' x 54' workshop with 100 Amp service and work bench. All bays have finished plywood walls, epoxy coated floors and are heated, providing the ultimate work environment, no matter what your hobby is.

Environment & Habitat:

The Pointdexter Slough is located just north of the ranch and provides excellent fishing opportunities. This spring-fed creek is approximately 20 to 30 feet wide and has fairly "spooky" water. Running crystal clear and shallow with a with a flat surface, it is necessary to fish some sections of this slough from the bank while keeping a low profile, while other sections are suitable for wading. The resident rainbow and brown trout range from 10 to 14 inches in length. They are found in good numbers and can be very selective. Long leaders, fine tippets and small flies are the order of the day.

Wildlife and Environmnet:

It's no secret that the Beaverhead River Meadows Ranch is home to some of the biggest trophy Whitetail Deer in the Valley. When the natural habitat of the ranch was combined with good conservation methods, including the implementing of food plots, the wildlife flourished. Deer, pheasant and other game began to increase in size and numbers. Proper management of the habitat and game has always been a top priority of the owner.

As for fly fishing, it doesn't get any better than this. The Beaverhead is one of Montana's premier Blue-Ribbon trout streams with many different species of fish to challenge even the seasoned fisherman. Due to encumbrances up-stream, this portion of the river is rarely floated by area guides making it some of the most sought after private water in the state. The fish count on this stretch of the Beaverhead River runs around 1,500 fish per mile, with 800+/- fish per mile measuring over 20 inches.

This Ranch has it ALL! An outstanding recreational and ranching opportunity, located in the pristine Beaverhead Valley. A magnificent custom log home. 3/4+/- mile of frontage on the famous Beaverhead River, a crystal clear pond, and fabulous views. After a great day of fishing or waterfowl hunting you can relax on the back porch and watch the crafty Whitetail bucks and pheasants emerge in the evening light. This is truly a stunning Montana Ranch.
