Bramlette & Company Realtors Named A Top National Brokerage

Publication Rates the Montana Firm One of the Nation’s Best Farm and Ranchland Brokerages

 

Dillon, MT— Leading farm and ranchland firm Bramlette & Company has been recognized as a top brokerage in the Spring 2012 edition of The Land Report, a quarterly publication widely followed within the real estate industry.

The Spring edition’s article “America’s Best Brokerages” includes the company in a breakdown of notable firms by geographic region. Out of over 250 brokerages examined, only 70 made the magazine’s final list.

Published in Dallas, Texas, The Land Report is sent to industry subscribers but also to investors, investment groups and hedge funds— the publication is well known for their annual list of the top one hundred landowners in the country.

“We are honored to be recognized as one of the nation’s top farm and ranchland brokerages,” says founder’s son Brandon Bramlette.

Bramlette says agricultural markets remain strong and believes this will continue through 2012.

“As real estate values overall continue to correct themselves and the commodities market continues to climb, we are seeing a huge increase in agricultural ranch buyers—ranging from generational farmers, investment groups and end-users looking for a safe place to park their cash. As the economy recovers we expect to see this trend continue in both recreational and farm land,” he adds.

He notes the company’s sales were up significantly from the previous year, and the real estate market seemsto be off to yet another good start this year.

Current Market As We See It

So far this year Bramlette and Company’s 2011 ranch activity has been very positive with increases in both volume and price per acre compared to 2010. In the first two quarters of 2010 we saw nearly $6mm in ranch sales averaging roughly $865.00 per acre.

This year to date we have sold approximately $6.5mm in ranch property while averaging $1142.00 per acre, a 20-25% increase per acre for the year. Bramlette and Company’s total sales volume for ranches is up almost 10% in 2011 and continuing to climb.

“We feel like the overall market is getting stronger and that the prices and sales will continue to climb throughout the year. We have seen a steady increase in interest from phone calls, emails and walks-ins. This is fueling around 30-40 showings per week (including homes) and is making for a promising year. We currently have over 80 listings with a broad range of properties and homes”. Bramlette and Company continues to have some of the best properties in Western Montana on the market. Summer Has Arrived in Dillon, MT – July 14, 2011

The sunshine has decided to stick around, and after all the rainfall we had in June, Beaverhead County is the greenest it has been in years. A sure sign of July in this area is seeing the first hay cutting taking place.

According to the Beaverhead Chamber of Commerce, Dillon forms the center of Montana’s largest cattle and hay producing areas, and is one of Montana’s top agricultural centers.

Fishing Update

Dry fly fishing has hit its stride on both the Big Hole and Beaverhead Rivers. Both rivers are at their prime points in the hatch cycle as numerous types of bugs are coming off daily. Golden Stones are still a good option on the Big Hole along with various Green Drake Imitations, Yellow Sallies, PMDs, and Caddis.

The Beaverhead is seeing good Yellow Sally hatches along with PMDs and Caddis in the evenings. These hatches will continue for the next few weeks, and we will continue to update you on the hottest flies and sections of river.

The past week has seen extraordinary dry fly fishing as late afternoon storms have supplied cloud cover and ideal top water feeding conditions.

Weather & Fishing Report From Bramlette & Company

The weather in Dillon, MT has been interesting to say the least.  Trying to convince the people of southwest Montana and Beaverhead County that we are experiencing global warming would be difficult to say the least.  With a very early winter staying through almost all of the spring, we have experienced large amounts of precipitation in the form of snow.  This has made for 100% plus snow pack and created a lot of water.

We are entering the end of June and are experiencing flows between 6,000 and 9,000 CFS on the Big Hole River.  The Salmon Flies are having a strong showing despite the cold weather and high stream flows.  The adults are in the Divide area and some people are experience decent days.  The Beaverhead River and Clark Canyon Reservoir are have banner years in terms of water.  Although the river has been fishing well for its first mile, it has seen a tough early season with Clark Canyon Creek and Grasshopper creek frequently dumping in the off color water as runoff continues.  The great news is that when this snowpack comes off, we will have a completely full reservoir and plenty of water to be fishing well into the fall and early winter.

With all this water and the recent beautiful weather, Beaverhead County looks as good as it has ever looked.  Driving through the Big Hole Valley looks like a fireworks display of wild flowers and green meadows.  The contrast of colors and the peaks remaining a brilliant white is something everyone should experience.  We look forward to seeing everyone on the rivers this summer, it’s shaping up to be one of the best on record.

This past weekend we had a booth at the Dillon, MT Expo. We had a great turn out and would like to thank the Dillon Tribune and Radio Station for putting on such a wonderful event. Also congrats to Rick Latter for winning the American Express gift card!

Season’s Greetings!

Winter has just officially begun here in Beaverhead County, but don’t tell that to Jack Frost.  He got an early start this year.  Lower elevations (>5,500’) typically see little snow in the course of a year, and what does fall is normally short term, but this year it stuck.  The result: I’ve been able to cross country ski out my front door.

While I have enjoyed this novelty, the surrounding mountains have been building up some impressive early snow bases.  Maverick Mountain, a local ski hill, has opened with a snow depth that makes for great skiing and Lost Trail is off to an even more impressive start with 16 inches of powder on December 16, 2010.  Cross country skiing is good everywhere, but groomed trails like those at Chief Joseph are truly remarkable.

I don’t sled (snow mobile touring), but great reports are coming in from the Pioneer Mountains, the Big Hole, the Ruby’s and the Lima Peaks area.  Ice fisherman are moving their ice houses onto Clark Canyon Reservoir while the occasional intrepid soul still wets a nymph in Poindexter Slough, or even in one of the open leads on the Big Hole River.  Waterfowl season is open through the middle of January and hunters are still seeing a lot of geese and ducks in the area. Coyote calling and Mountain Lion season are in full swing and a few game damage hunts are still in the works so those late season hunters are still busy.

Winter sports are thriving this year, but the beauty of the full moon rising over the Grasshopper Valley in a slate blue sky was enough for me.  Sitting up to watch the lunar eclipse with a steamming mug of hot chocolate was priceless!

As we roll from a beautiful fall into the winter months, I was thinking how incredible the last couple months have been.  We are so lucky in Dillon to have the people who live here and the atmosphere they create.  Beaverhead County High School went on a total tear with football and Volleyball, both making a run at state titles.  Congratulations to all the kids and coaches for always having so much class, it’s certainly a joy to attend your events.  We are very lucky to have a great small town atmosphere but also have a university in town, something most small towns don’t get the privilege of having.  With the football, golf and volleyball seasons coming to a close, we will be paying close attention as the basketball teams get under way.

The weather was outstanding throughout most of the fall, especially if you were a golfer.  Us hunters were quite worried until we finally got some weather towards the end of November.  For those of you who have not been to Montana in the fall, there is nothing like it.

Everyone at Bramlette and Company had a wonderful Thanksgiving.  Tom and his family got together in Teton Springs, Laura spent the Holiday in Deer Lodge with her family, Vana was of to southern Utah and Jami and I stayed in the area.  This time of year is great when you get a free pass to eat way to much.

Tonight is the Christmas Stroll in downtown Dillon.  This is a wonderful event and I encourage everyone to come down and start spreading the Christmas cheer.

17 below zero

I am off to sunny California to take in my first hockey game.  Our dear friend and client, Pat Patman has graciously invited me to take in the Kings/Red Wings game.  After many months of arguing back and forth over which sport is the best, Pat finally talked the old Helmet Head into giving it a chance.  The beach, 80 degree weather and some time with friends doesn’t hurt either.

Even a blind squirrel finds a nut once in a while.

Dillon, Montana Events

Throughout the year Dillon, Montana holds a numerous amount of events. Rodeos, fairs, farmers markets, competitions, concerts, parades, arts and crafts shows, the list goes on an on.

During the summer, Dillon hosts many exciting events. Starting in July, the Dillon Farmers Market offers a way for individuals to showcase their products in a fun and social atmosphere. Fresh produce and many other items can be enjoyed until the end of September. In August, the Beaverhead County Fair provides a whole week of fun activities including a carnival, 4-H rodeo, horse show, team roping, and much more. Said to be “Montana’s Biggest Weekend,” the annual Dillon Jaycee Labor Day Rodeo provides and exciting end to the summer. America’s top riders and ropers come from all over to be matched against the toughest rodeo stock there is to offer. Including a concert, fair, and parade, this event offers something for everyone.

The fall brings the annual UMW Hunter/Jumper Horse Show to Dillon, Montana. This competition is approved by the U.S. Hunter Jumper Association, the Montana Hunter Jumper Association, and the American Paint Horse Association for alternative points. In November, a fundraiser for the areas non-profit organizations, the annual Festival of the Trees provides holiday entertainment for everyone. Festivities include beautifully decorated trees, silent auction items, homemade candy, wine, music, and a children’s toy raffle.

Though the summer and fall are packed with events, that doesn’t mean you won’t be able to find something to do during the winter and spring. Dillon’s annual Christmas Stroll is held in downtown Dillon and starts off with the Dillon Tribune’s complimentary chili. After some warm and delicious food the kids will love Santa’s arrival to the community christmas tree. As the weather begins to warm up, check out the Dillon Trade Expo, participate in Ride Around the Pioneers In One Day, or attend the Beaverhead Chamber of Commerce Senior Pro Rodeo.

Montana Summer Activities

Boasting many attractions and a wealth of activities, Montana offers endless opportunities for summer entertainment. National Parks, art galleries, ghost towns, and a plethora of outdoor recreational activities, Montana has something for everyone. Outdoor enthusiasts as well as many others will fall in love with Montana.

Montana boasts many attractions that are undoubtedly worth seeing. One of the most popular, Yellowstone National Park was established in 1872 as America’s first national park. Home to a variety of wildlife including grizzly bears, wolves, bison, and elk, the park is also full of geysers and hot springs that are truly extraordinary. With its beautiful forests, jagged mountains, alpine lakes and meadows, Glacier National Park is another must see in the area. Aside from National parks, there are also several ghost towns to explore from when gold was discovered in the 1850′s. Montana’s rich history can also be seen in the work at many art galleries. The work of western artists, sculptors, photographers, and jewelers can be seen throughout the state.

During the summer, Montana is home to an almost infinite list of outdoor recreational activities. Since there is a minimal amount of people per square mile, there are plenty of places for hiking, biking, horseback riding, and other recreation. Fishing is one of the areas most popular activities. Fly fishing and bait fishing may yield different varieties of trout, pike, bass, and more. A hunter’s paradise, Montana’s prairies are rich with mule, elk, antelope, and whitetail deer. The list continues on with rock climbing, rafting, canoeing, kayaking, off roading, bird and wildlife watching, and almost any other outdoor recreational activity you can think of. No matter where you go in Montana, you will find something to do outdoors during the summer season.

Known as the “Treasure State,” Montana is a true treasure for more reasons than its rich mineral reserves. A beautiful landscape and wide open spaces provide Montana with many wonderful summer activities. There is something for almost everyone with plenty of outdoor recreation, an interesting history, many natural attractions, and much more.
